The Process
An inspiring, progressive and sustainable new community
Our goal is to transform ʔəy҆alməxʷ/Iy҆álmexw/Jericho Lands into an inspiring, progressive, welcoming and sustainable community that is thoughtfully woven into the fabric of Vancouver’s west side.
In 2018, MST-CLC asked the City of Vancouver to prepare a Policy Statement to guide the redevelopment of the site.
The Policy Statement sets out a comprehensive plan for the full 90 acres of ʔəy҆alməxʷ/Iy҆álmexw/Jericho Lands and was unanimously approved by Vancouver City Council in January 2024.
As a next step in implementing the project, an Official Development Plan (ODP) was developed to translate key elements of the Policy Statement into a by-law format and to provide more certainty for planning and development. The ODP provides direction on permitted floor areas and land uses, development phasing, and affordable housing and public amenity obligations. The ODP was unanimously approved by Vancouver City Council in April 2025.
ʔəy҆alməxʷ/Iy҆álmexw/Jericho Lands will progress through phased rezoning applications which will be guided by the Policy Statement and in compliance with the ODP.
Each rezoning application will include notification and public engagement and will be subject to Council approval.
Planning and engagement
As part of the policy planning program, MST-CLC, along with the City of Vancouver, have co-hosted a series of events to encourage community involvement in the planning process, including site walks, a speaker series, co-design sessions, and other interactive input opportunities. This has included significant engagement with MST Nations’ Community Members since 2019.
