Process

The MST Partnership and Canada Lands Company (CLC) are working together in a historic joint venture. Together, we are planning for the redevelopment of two significant parcels of land in the City of Vancouver — the ʔəy̓alməxʷ/Iy̓álmexw?/Jericho Lands and the Heather Street Lands.

This fall, the City of Vancouver’s policy planning program for ʔəy̓alməxʷ/Iy̓álmexw?/Jericho Lands moves into its third phase, which includes opportunities for you to provide input into two conceptual site plan options. Your input, along with further technical analysis and feedback from the city-wide public and other stakeholders, will be used to develop a preferred concept.

The MST Nations engagement event is exclusively for MST Members, while the City of Vancouver Kick-off Event is open to all. These events feature traditional welcomes, a process update from the City of Vancouver planning staff, and presentations of two conceptual site plan options for the ʔəy̓alməxʷ/Iy̓álmexw?/Jericho Lands. After the presentation, you’ll have an opportunity to share your thoughts on the concepts. Your feedback will help to further shape designs.

The City of Vancouver will also be hosting a temporary, by appointment pop-up office from October 19-November 10 and are providing an opportunity to share your feedback through a survey. Please visit shapeyourcity.ca/Jericho-Lands for more information.  

The ʔəy̓alməxʷ/Iy̓álmexw?/Jericho Lands site is 90 acres in West Point Grey that is being planned as one neighbourhood, including 52 acres co-owned by CLC-MST and 38 acres owned solely by the MST Partnership. Planning and design of the lands will take place over a period of time, and the full development of the site is anticipated to take 20-30 years.

We are in the crucial stages of planning and envisioning what type of place ʔəy̓alməxʷ/Iy̓álmexw?/Jericho Lands will be. Input from the MST Nations is central to the design of the new community. Since the launch of the project with the MST Nations in March 2019, we have engaged in a range of ways with Nations community members to develop the guiding principles for the lands. In Spring 2021, we held engagement sessions with Knowledge Keepers, Elders, Youth, and the general communities of each of the MST Nations.

On June 23, 2021, Vancouver City Council endorsed the draft Guiding Principles and Emerging Ideas for the development of ʔəy̓alməxʷ/Iy̓álmexw?/Jericho Lands. These elements are important building blocks that contribute to the development of the Jericho Lands Policy Statement that will guide future development of the site. It is anticipated that the Policy Statement will be presented to Vancouver City Council in spring 2022 for consideration.

We are pleased that City staff and those who participated in the engagement recognize the importance of the ʔəy̓alməxʷ/Iy̓álmexw?/Jericho Lands as a site of reconciliation and future prosperity for the Musqueam, Squamish and Tsleil-Waututh Nations. The development of the site will also support opportunities for education, training and employment for Nations’ community members.

You can read the City of Vancouver staff report that was presented to Council in June. It summarizes the City’s engagement process (including a series of Interactive Design Workshops in April 2021), what was heard, and presents the draft Guiding Principles and Emerging Ideas.

Once the policy statement is approved by Vancouver City Council, the development process will move to the rezoning stages which will take place over approximately ten years. The build out of the Jericho Lands is anticipated to take approximately 20–30 years.
